In 1967, during Stamford’s transformational downtown urban renewal, the Council of Churches and Synagogues sponsored the creation of New Neighborhoods, Inc. as an independent, nonprofit 501c(3). In a community struggling with the most persistent affordable housing crisis in the nation, NNI’s mission is to improve the quality of life in Stamford with housing that promotes economic stability, creates ownership opportunities and serves as a catalyst for strengthening neighborhoods.

We carry out our mission by developing, preserving and managing low, moderate and middle income ownership and rental housing, to keep Stamford a viable place to live, work and do business.

As the pioneer of low and moderate income housing in Stamford, NNI has developed more types of housing than any other non-profit in Connecticut: co-ops, condominiums, family rentals, senior citizen apartments, high-rise, low-rise, rehabilitations, preservation, conversions, new construction and modular. And we continue to build. On our drawing board and in the pipeline:

  • Housing for middle income families (earning 50% to 80% median income) who can’t find a place to live within their means.
  • More subsidized rental housing for low and moderate income families for whom a decent place to live is a crucial first step towards gaining control and building a brighter future.

Gertrude"Pat" Marshall helped create NNI over 40 years ago to serve the housing needs of Stamford, CT.
NNI is still championing decent housing within reach of struggling and striving families and the elderly in Stamford and Fairfield County with ownership and rental housing in development and under construction.  
 

 

2008

Ø      Friendship House – With $19 million of construction financing in place, the preservation and rehabilitation of 40-year old Friendship House (121 units) is scheduled to start.

Ø Samuels Court (Danbury) – Site preparation is underway on NNI’s first development outside of Stamford is a 27-unit support housing complex, with Alderhouse Residential. Communities.

Ø Ludlow Place – In 2006, NNI acquired a one+ acre site in the South End of Stamford. The site is being prepared for partial demolition and construction on 50 units of new affordable condos for first time owners.

Ø Carwin Park – NNI works with tenant and community organizations, the West Side Neighborhood Revitalization Zone and the Stamford Partnership on upgrading the park, adjacent to NNI’s MLK Jr. Apartments, with water elements and other improvements to create a family and child friendly urban oasis.

Ø -Madison Smith Apartments – The Former Mission/Taylor development was renamed in honor of the late Madison Smith.  As the executive director at Neighborhood Housing Services, he was a driving force in the development of this project. Construction on this affordable rental complex on Stamford’s West Side, developed with Neighborhoods Housing Services of Stamford, was completed this summer. The first tenants will be moving into their apartments in September.

Ø West Side Initiatives – NNI is working as the housing development arm of the West Side Neighborhood Revitalization Zone to identify potential preservation and new development sites and assemblages for affordable ownership and rental housing.

2007

Ø Tenant Advocate Program launched – A full time coordinator, contracted through Family Centers, is connecting residents of NNI managed properties to connect with existing public and private resources and programs in the community that can help them set and achieve goals to improve their own lives and their neighborhoods.

Ø Neighborhoods Excellence Initiative Award–Bank of America singles out NNI for recognition in Stamford. NNI is the recipient of the Bank’s first NEI grants in Fairfield County, receiving $200,000 in general operating funds.

Ø Champions of Housing - NNI celebrated its 40th anniversary as Fairfield County’s oldest active nonprofit housing developer by honoring three individuals who contributed to NNI’s longevity and accomplishments: CT State Treasurer Denise Nappier, First County Bank CEO Richard Taber, and Fairfield County Community Foundation President Susan Ross.
 

2006

Ø      MLK, Jr. Apartments – NNI’s flagship rental property is rededicated following the completion of a top to bottom $11.1 million rehab. The first significant rehabilitation since it was built in 1972 includes major system upgrades for each of the 88 apartments and public spaces. 

Ø      NNI Affordable Housing Preservation Day – June 3rd proclaimed NNI Affordable Housing Preservation Day in Stamford by Mayoral Proclamation. NNI is cited for its success in “alleviating housing and rental shortages in our community.” 

Ø      Mission/Taylor LLC– In a joint venture with Neighborhood Housing Services, ground is broken on a 10 unit rental complex for low and moderate income families. 

Ø      Mission/Taylor becomes the first affordable housing development in Stamford to receive City of Stamford mandated “zoning buyout” equity investment funding directly from a private developer  

Ø      Ludlow Place – NNI acquired a one+ acre site in the South End of Stamford. Plans are being developed for up to 60 units of new affordable condos for first time owners.

2005

Ø      MLK Apartments — $11.1 million renovation begins at NNI’s flagship 88-unit rental building.

Ø      Franklin Place — Three-bedroom, four townhouse condo development in downtown Stamford is completed and sold to first-time owners earning 50-70% median income.

2004

Ø      53 Clinton Avenue — single family rental home in proposed Mill River corridor undergoes renovation.

Ø      Friendship House — 121-unit rental building is purchased jointly by NNI and the Mutual Housing Assoc. of SW CT.

Ø      Mission/Taylor — NNI entered into joint venture agreement with Neighborhoods Housing Services of Stamford to develop ten new rental units on Stamford’s West Side.

Ø      United Way of Stamford recognizes affordable housing as a United Way priority for the first time. It names NNI as a program partner agency.

Ø      Dryden Place — NNI began providing property management services for ARI special needs residents at ARIowned11 Dryden Place.

2003

Ø      MLK Apartments — The 30th Anniversary Celebration of the Martin Luther King, Jr. Apartments was held at a party thrown by the MLK Tenants Association.

Ø      South End Development — NNI began assembling land for future mixed use residential/retail development

Ø      Franklin Place — Groundbreaking Ceremony was held for Franklin Place, a 4-unit condominium unit being built by NNI.

2002

Ø      Child Development Center — a state-of-the-art Child Development Center at the Martin Luther King, Jr. Apartments is opened.

Ø      South End Development Corporation — New Neighborhoods, CTE, and Mutual Housing Assoc. of SW CT form the SEDC to promote and develop low and moderate ownership and rental housing options and revitalize a neighborhood in South End of Stamford.

Ø      NNI Board Director and out-going Chairman Rev. Winton M. Hill, named Stamford’s 2002 Citizen of the Year by the Stamford’s Jewish Veterans of Foreign Wars and an Outstanding Community Leader by the Stamford Advocate.

2001

Ø      A Celebration of the Life of Gertrude “Pat” Marshall is held by MLK Tenants Association and New Neighborhoods at the MLK Apartments.

1999

Ø      Supported-transitional housing — Working as a consultant to Pacific House, NNI helps to finance and rehabilitate 17 Berkley Place into 10 SRO type units of shelter for the homeless.

1997

Ø      Forty-three new and renovated units opened by NNI

1.      28-unit Atlantic senior citizen housing

2.      15-unit Stillwater Heights family development

1993

Ø      Belltown Manor — Occupancy completed of Belltown Manor, the former school building renovated by NNI into 27 senior citizen rentals.

1992

Ø      Waterside Green Condominiums is opened — a successful joint venture with Fairfield 2000 Homes, Inc. with 75 award-winning owner occupied homes.

1991

Ø      First modular development — NNI completes its first modular development — the twelve unit River Vista Condominiums located adjacent to the Mill River.

1986/1987

Ø      First-time home buyers — A 28-unit project, the Mill River Townhouses, opens for occupancy for first-time home buyers.

1983

Ø      The South End’s first condos — in Stamford’s South End, NNI completes the twelve-unit Elmcroft Condominiums.

1982

Ø      Linden Terrace Condominiums — six units are completed by NNI.

1981

Ø      Two new condo complexes — Homeowners occupy two new NNI condominiums:

1.      10-unit Linden Place in downtown Stamford

2.      6-unit Ann Street on the West Side

1980

Ø      Ann Street ownership — NNI converts another two-family deteriorated house on Ann Street into four 2-bedroom homeownership units.

1979

Ø      Richmond Hill — Seven dilapidated units transformed by NNI into the attractive Richmond Hill Townhouse condominiums.

1978

Ø      42 Ann Street — The two-family house at 42 Ann Street purchased by NNI and renovated for homeownership units.

1975

Ø      West Side revitalization plan — NNI prepares with community support a comprehensive West Side revitalization plan for Federal financing.

1974/1976

Ø      Carwin Park — Developed by NNI for West Side residents, dedicated in 1976.

1972

Ø      Martin Luther King, Jr. Apartments — NNI’s first project opened: the 88 unit Martin Luther King Apartments on Stillwater Avenue.

1967

Ø      New Neighborhoods, Inc. formed by Council of Churches and Synagogues to alleviate Stamford’s critical shortage of affordable housing.
